Phase I & Phase II Assessments
Phase I Environmental Site Assessment (ESA)
EWI resources include a group of environmental professionals dedicated to Phase I research and reporting. Phase I ESAs are performed in accordance with the EPA All Appropriate Inquiry (AAI) Rule and ASTM Standard E 1527-05. With an average Phase I volume of between 100 to 150 ESAs annually, EWI offers Phase I experience beyond comparison.
EWI Phase I Assessments typically include:
- Historical records review and other land use research
- Interviews with current and previous owners and occupants
- Environmental database reviews
- Identification of Recognized Environmental Conditions (RECs) or other conditions indicative of potential environmental impact
Phase II Assessment and Investigation
Phase I findings may warrant further evaluation to better characterize environmental conditions and potential risk. Such conditions are typically explored through Phase II investigations and sampling.
The scope of a Phase II assessment may vary significantly based on the Phase I findings and other project objectives. EWI maintains a dynamic Phase II philosophy that often entails the application of innovative sample collection and analysis methods. EWI has the flexibility to conduct Phase II assessments that range from limited, subsurface investigations to comprehensive groundwater studies. Related technical services include provided by EWI:
- Direct-push (Geoprobe®) investigation
- Field screening and analysis
- Monitoring well installation and sampling
- Soil vapor and geophysical surveys
