Major Retail Store Chain Property - Springfield, Missouri

Project Description

EWI’s initial work at this property was performing a Phase I Environmental Site Assessment including Asbestos and Lead-Based Paint Inspections.  The Phase I ESA report included additional scope of work considerations including Section 106 Review, wetlands and surface water considerations, environmental regulatory compliance and potential environmental impacts and implications associated with property development / construction.

During the completion of this project, two former gasoline stations were identified at this property necessitating a Phase II Subsurface Investigation.  A void was encountered during the drilling activity, resulting in an exploratory excavation to determine the nature of the void.  An underground storage tank (UST) was found and subsequently removed.

During grading activity for the newly constructed shopping center, another UST and apparent fuel product lines were encountered.  EWI was notified and responded within the hour.  Three additional USTs were found during this activity and subsequently removed.  EWI notified MDNR Tanks Unit on behalf of the client.  Soil and groundwater impacted with petroleum was discovered in the vicinity of the tanks, and EWI proceeded with site delineation per MDNR’s MRBCA guidance.

EWI also managed asbestos abatement prior to demolition of the onsite structures and provided compliance consulting at various times during the redevelopment project that spanned several months.

Project Accomplishments
EWI conducted the broad spectrum of work at this property in a timely and highly efficient manner, responding quickly and professionally to the client’s questions and concerns.   When unforeseen circumstances occurred during renovation activities, EWI worked diligently to quickly and efficiently solve the problems and successfully coordinated with the client, their construction subcontractors and regulatory officials as needed.  This work was the first of several projects this particular retailer has requested from EWI.
