Phase I Commercial Property ESA
EWI was contracted to conduct a Phase I ESA at a former retail building constructed
in the early 1900s in a downtown area. The scope of the ESA involved assessment
of the seven-story building and two adjacent parking lot areas.
Environmental issues identified included an abandoned 1,000 - gallon fuel oil
underground storage tank (UST) in one of the parking areas, electrical transformers
with no PCB testing records, and asbestos containing materials (ACM) throughout
the building.
An asbestos inspection was conducted by EWI to identify areas of ACM, and a cost
estimate for ACM abatement, UST removal, and PCB sampling was developed. |

Phase I Industrial Park ESA
EWI has conducted Phase I ESAs at the
Partnership Industrial Center for a number of clients, including
City Utilities. The Partnership Industrial Center is a newly developed
industrial park located in Springfield, Missouri.
The ESAs were generally conducted on undeveloped property as part of the transactional
process for initial development. EWI was able to provide completed reports to
clients within two weeks of authorization. |

Phase II Industrial Facility ESA
This facility is a truck part manufacturer with numerous
contaminant concerns including solvents, PCBs, metals,
and petroleum compounds in the soil and groundwater.
EWI is conducting ongoing investigations and remediation
in three separate process areas at the facility. Investigative
activities have included the placement of approximately
30 soil borings with the conversion of selected borings
to wells. Remediation has involved excavation and removal
of impacted soils, as well as free product recovery.
The Phase II investigations are being conducted under multiple
state regulatory programs, including the LUST program and
the Voluntary Cleanup Program (VCP). EWI provides regulatory
guidance to facility personnel for coordination of activities
under the LUST program and VCP. |

Phase II Industrial Facility ESA
EWI was contracted by the potential buyer to
conduct a transactional Phase II ESA at a major electronics manufacturing
facility. The ESA involved placement of 47 soil borings to various
depths at identified areas of concern at the facility.
Soil and groundwater samples were collected and analyzed, and a report was prepared
describing findings and identifying potential liabilities associated with the
site. The report included cost estimates associated with the potential site liabilities.
EWI completed the field investigation and report development within a three-week
period to meet the client’s existing schedule, thereby allowing the property
transaction to be completed. |
